Help Needed To Structure A Deal

There is this small duplex, it has an assumable loan, some restrictions apply at 4.85% of 75000, the owner wants another 50000 cash, he might be willing to carry a second, what can I do if I cannot assume the first loan? Ideas will be greatly appreciated. :-S :-S
