Any Experience REO Assigning Deed Of Trust?

Does Any body had any experience REO assigning deed of trust to buyer for the full asking price of such property instead of selling the actually property on escrow?

    It the property is an REO, there is no Deed of Trust because the mortgage was extinguished by the foreclosure sale.

    I suspect you want to buy the underlying promissory note and have both the mortgage and the beneficial interest in the Deed of Trust assigned to you.

    But which underlying promissory note? I tought was extinguished?? I think the beneficial interest in the Deed of Trust assigned to me right??.
