Need Some Help

I'm looking at a pre-foreclosed property in Minneapolis. The ammount owed is $38,000 and the arrears are about $9,000. The owner is willing to walk away with just $2,000. The property's probably worth around $160,000. It is a pretty house in a pretty neighborhood. Is this something I should go after? I'm a new investor and cash flow's a problem for me right now. thanks! :) Steven
