Need Ideas On Partnering On Spec Houses
I'm a builder and am partnering with investors in speculative homes. I'd like some suggestions on structuring these deals. Yes, I run all contracts through my attorney, but he doesn't think about how they "work" so to speak. I need your ideas on what has worked for others and what hasn't. Many thanks, Terry

I don't do spec houses but I have done a fair number of partnerships.
The rule, of course, is that you want to give the investor what they want. Sometimes that is a fixed rate of return. Sometimes its a piece of the action, sometimes a combination of the two.
