    NOD, NTS deals
    Off market or pocket listings.

    cjmazur,

Do you find these NOD deals via commercial brokers?

Looking at foreclosure lists, however in most cases there was a justifiable reason for the foreclosure having to do with the property itself, requiring an immense amount of capital to get property back in shape. Too mush risk here.

    Thanks for the input.

    Best,
    jon.

I use westlaw and a local service called the blue sheet in Santa Clara county.

Realquest and dataquick have info lists as well as some title companies..

    cjmazur,

I took a look at bluesheet. Are you buying SFR foreclosures?

If i was going SFR, I work from my long list of REO bank listing websites available for free.

My question was in regards to finding MFRs. I search REOs, but these have all been junk properties.

    Any tips for me?

    Thanks,
    jon.
