i have heard of companies in chicago that will install their own coin operated washers and dryers in a 2-flat for my tenants to use. anyone have any information on this? thanks!
I have used some in the past they usually do a 50/50 split with the money and you are responsible for the electric and water. After everything was paid for I usually zeroed out and didnt make much money. I had them for the tenants convenience more so than profit. One nice thing was that they would clean them when they came to empty out the money. Also repairs were at there cost. One thing you do want to do is negotiate the length of the contract down they tried to stick me with 10 years. I opted for annual renewal.
After I had made enough off the rentals I just put my own in. Oddly enough though I made more off the coke and candy machines than the washers. Who would have thunk it.
