Help I Need Large Monthy Passive Income

hello everyone. i am a new investor to the multi unit and commerial 30 plus units industry. i would like to increase my monthy passive cashflow tremendously. which TV Guru do you sugggest i study under? please only investors that have had tremendous success reply. thanks

    Not trying to sound like a smarta** but take the time to read through the multi-family and commercial posts. I don't suggest reading under any of the TV guru's. The only one I would come close to recommending is Beck...but again, they are in business to sell you a product...find someone who does it in a different state and have them mentor you. You will learn tons more and not be so frustrated in the end.

    I have no experience in large apt.bldgs, but I will still recommend you look into Scott Scheel, who is a Ron LeGrand student.

    This guy has mastered the commercial REI game. He does deals that net him no less than $500k, because he is so busy now.

    Welcome to the board. A friendly suggestion though. If you really wish to receive all the help this website and it's forums can give, I'd stop posting the "please, only serious investors reply" posts/comments.

    There are many of us on the board that are experienced and successful, and we'll answer what we can. There are many more that may not have done many, or any, deals yet, but still have a good knowledge of REI and can answer your questions as well. Remember, if you haven't yet purchased a property, then someone who has is more experienced than you.

    And a quick response to your other post concerning "mastermind team." A team is not a bunch of experienced investors sitting around giving you free advice. This site is probably the closest you'll come to that. A "mastermind" team would be your attorney, RE agent, CPA, contractor, mortgage broker, mother, brother, the old lady down the street, and anyone else that is a key component to RE investing. And from experience, let me say that this is an ever changing, revolving "team." Some people you will rarely use. Some you'll use every deal. As yours, or their, needs change, you will find replacements.

    Don't We All!

    Clarify a bit for us.

    I assume you're planning on buying and holding Multi's.

    How do you plan on buying them? How's your credit? How much money do you plan on putting down. Do you have a partner (and if so what are they bringing to the table), do you have additional collateral to secure a loan?

    Multi's can be purchased using the same methods as SFR's. LO's, Sub. to, wrap arounds, parnters, etc. Most guru's specialize in methods not specific types of properties (although it may seem that way).[ Edited by hibby76 on Date 01/21/2004 ]
