Convert Duplex Back To Single-Family?
We are just about to take ownership on our first investment property - a duplex ..
Really a very old 4 bedroom home that has a seperate entrance and the upstairs was cheaply converted.
My question is this was sold to us as duplex, tax assor says it is a duplex but can we fix up and sell as 4 bedroom?
(Is a duplex considered commercial?)

One could do just about any type of project that they feel is best for their investment strategy. I had a friend of mind that converted a true duplex into a single family unit. He and his wife lived there for several years. When they sold it, they made a nice little profit on their investment. Once you get your building permit the codes will tell you what you can and can not do for that zone. And no, duplexes are not commerical properties. Good luck
