    I look at the title and see ad.

    If the goal of the forum is to ask questions and learn, then the line should be drawn there. Any ad:

    I want to partner...
    I need a...
    I am looking for...
    and such should not be posted

    However, I don't think these things should not go unforeseen. Joel, should create another tab just for this. A tab created for those:
    "Seeking Mentors"
    "Seeking Birddogs"
    "Seeking Partners"
    "Wanting to Network"
    "Blah Blah Blah"

    The only way to filter all the ads is to direct them elsewhere. The properties tab is great but personally, it is too general. If someone has a lead, is looking for a partner, birddog, whatever and needs something "fast", the properties tab is boring....no attention will be given there. Things are fast pace these days and a lead today will be useless tomorrow.

    But in reference to the post, i think it is an ad and he should post looking for a partner somewhere else...but where is the question.

    Not to ramble, but just like Jason had a lead and wanted to pass it on to someone, posting it in the properties in my opinion would have done no good. Joel, do a poll on how many times someone checks the properties tab. I do it probably once every 3 or so months. There's slim to no deals in there for other investors. It’s for an investor who got a good deal and is now posting it hoping to get a T/B or someone to come in there and cash them out. Just like there was a site created just for rentals, and soon to be leads, you can't say here's the properties tab and just throw everything in there.

    I think the things that can improve this site is allowing people to post leads, not in the forums of course, but in another tab. Those wanting to birddog and those that want birddogs (Networking), they should have somewhere to post.

    This is an ad, intentional or not. As neb said, if you're not going to allow ads, then no ad should be allowed, even something like "wanting to meet other florida investors."

    By my understanding, this is supposed to be a question and answer board. Where's the question in that kind of post?

    I also agree with neb that there needs to be another place to posts leads or "birddog wanted" ads. It could be as detailed as the properties section or as simple as another forum. I'd personally make it a premium service, though, which means that it'd cost something to use.

    Joel, I think that this would be the best way to making this a banner website. Offering good free forums/materials and even better premium forums/materials. The ad splashing, the large influx of mediocre books/courses/materials, and the so-so, or worse articles, will only bring down the site, not improve it. Sorry, if it sounds too blunt, but I think it needed to be said.

    BTW, at some point, we need to actually delete the above post.

    I deleted it.

    Looks like we are getting a rash of "mentor me " type of ads, so it looks like we just delete them.

    Most sites have this policy, you never really know whether is some on seeking help or hustling.

    I cannot comment on the articles or materials being sold for obvious reasons, I thought the "Roach Bait" ad was not in line with creative investing, but it was relayed to me that creative investors would use this product on houses they purchase.

    I would like to see some constructive marketing ideas brought up to help promote this site.

    Let's face it Joel needs revenue to keep improving the site so let's get creative, such as some of the suggestions Roger just posted.

    I do not like to whack these new people, but they are advertising. Innocently I believe but never the less advertising.

    I guess there is no line that can be drawn, between them and someone looking for a hard money lender.

    Just start deleting them.
