I ran across this post in the commercial DIP fourm I reported it as "advertising property" why is it still there?

"This opportunity is real and will be made more public over the next few months, "so we are looking for savvy investors" ***(hustling and fishing*** with insight and a desire to be a strategic partner in this development project. This is a lay down deal ***(lay down deal, sure it is)*** and soon the area will be flooded with development. We are ready to begin negotiations with several regional mall developers and retail companies in an effort to secure land leases. We anticipate construction will begin in as little as 18-24 months, although it could be sooner."

Who gets hurt on this one?

    Ok lets look at your rules specifically Rule #4:

    YOU MUST BE A PRINCIPAL IN THE ADVERTISED TRANSACTION.
    You must have an ownership interest in the property - i.e., you cannot be a bird dog, RE broker/agent, attorney, accountant, lender or other consultant.

    Tell me what you are doing for due dilegence to make sure the poster is a owner or pricipal in the transaction, certainly you are just not taking their word they are?

    Anyone looking for money could just post "I have the biggest bestess property in the US and I am looking for investors" this does not mean they own it without some type of proof.

    Exactly my point I was not to Rule #1 yet, but as I look at the rules and my understanding of a rule is an authoritative principle set forth to guide behavior or action which must be enforceable or to compel obedience to a law, regulation, or command...

    Then unless someone is willing to sift through each post contact the poster, gather the required information, then verify this information, etc. then if not, these rules in fact are unenforceable.

    Since this is the case the DIP forum is open to breaking all the policies of this site and can be considered a viable place to hustle members by whatever means someone can dream up in the name of Deal In Progress.

    Real players would never post on this forum, to many goof balls trying to hustle a buck and the real players would have a problem being associated with them.

    A friend of mine just called me crying the blues he sold his stock in a big commercial deal for $750M if he had waited a few months he would have gotten One Billion. I should ask him if he would post on the DIP forum for his next deal.

    I did not say TCI I said the DIP forum.

    It is my understanding that you are the person who put the commercial side together, it has been six months and bad posts are currently left up to make it look busy. There is continual board hustling going on, no thought as to how to make the commercial side productive in my opinion, of course backed by facts.

    Joel has to post so people understand that if you need a loan go to the new commerial lending program, instead of these posters going elsewhere.

    I started here when there were 300 members, have been a Moderator since I started or close to it. Always tried to make sure the site came first, this is why the creative side has shown progress it has. There have been some great posters and Moderators present to past who take their responsibilty seriously.

    With almost 2000 posts you had a post deleted for board hustling, so you have learned nothing and in essense condone this. You say you apologized to Nancy and myself, I say you apologized for getting caught.

    The thread you posted the link to should be moved to one of the residential forums because it relates to residential property. Whether or not the poster is an "amateur" is irrelevant to the question of moving it.
