Only Buy MH's Already In Parks??

I have been reading and researching and am looking to invest in MH's and am wondering is the best way to find homes already in parks for sale and buy them cheap and sale them with terms? Or is it best to get cheap homes that must be moved and put them in a park or land myself? Which is the overall cheapest method and the best way to get started?

I keep reading all the repo stories so i am guessing with the prices being so cheap they must already be in a park. I see many ads locally for free or very cheap MH's (under $1000) but they must be moved. But is it better to start off with repos or other cheap homes already in a park? Thanks!!

    MHs already in the parks would be your best bet to get started.

    For MHs which need to be moved it might be atleast 2000-2500 and not something which you want to do for your first deal.

    I don't know about the southeast but in cal. it is getting very difficult to get financing on MH in parks, In fact I don't bother with them. Financing is far easier as o/o FHA on a perm. foundation, I'm closing one now for a client he's moving in for about $450 and the sp is 89,900. I say stick with stick houses.

    The first thing to do is get permission from the park manager/owner to deal in their park. Deal in houses less than 20 years old. Deal in homes already set up in parks,do not move any too costly.
