Need Advice On This Deal

I have found a MH on a 1/2 acre lot for sale. I can get the MH ( 1993 2br in good condition) and the lot with a working septic for 25000. The taxes are 300 per year. I am confident I can rent it for 525 per month. I have the cash to buy in full, just a little hesitant on going through with it. Any advice, destructive critics or help is appreciated.
