Moving A Mobile Home On A Lot Of Land - Anybody Did That?

Hello. It seems that it makes more sense to have a mobile home on land instead of a park, since park fees are so high.

Has anobody moved a mobile home on a land and if so, what are some of the advantages and disadvantages?

How much does it cost to get it done?

How many homes can be put on land?

    The costs start at 2 grand to move and get it set up for electric sewer etc. You will need to check with Zoning to see what is allowed in that area. There are some parts of Florida where mobile homes are not allowed. There are others that will let you put on 25 per acre or more.
    It definitely makes it easier to sell and finance as you have an unmovable asset. Also if you do go forward with it, make sure to spend a couple of bucks on landscaping to enhance the land.

    zoning of the land that you want to put the home one, will determine what can be put on the land.

    Also in the area I live in, the cities require that the home is newer than 10 years and it must have a permanant foundation put under it.

    There is an advantage to having the home on a foundation in some areas, because it makes the home eligible for conventional funding. No foundation, No conventional loans backed by Fannie or Freddie. not backed by Fannie or Freedie, makes it a lot harder to sell.

    Sure it's done all the time, and one of the big advantages is you'd have income if you rented the MH while you are involved in seeing if you can't develop the rest of the ground into

    1. Other MH lots, or
    2. Regular SFR lots as they'd have more value.

    Just be sure the mh is rated at the correct zone for the area you are moving it into.
