Help Getting Started With Mobile Homes

We are newbies getting started - trying to find out how to located repo mobiles (or otherwise economical mobiles)

have tried the local papers etc - not much offered for sale by owners - just dealers

    Try calling or going to mh dealers, especially ones that finance there own homes. They may have repos in parks and on land that they don't want to invest in moving them, setting them up on the sales lot plus commisions to resale. Also, make friends with a park manager, they know about homes being foreclosed on and can get you into auctions if you have to have a dealers license.

    if you have access to inexpensive lots, moving a single wide is generally less than 2000.00 set up. 4 months of rent pay pay this. repos can be a great deal if they fix whatever is bad, the trailer is fundementally sound, plywood ,hardisiding etc, , and you have a source of financing.

    Hello,
    Regarding the $2,000 to move a single wide mobile....
    I've been checking around to move one that I own and the prices I got all ranged from $2500 to $4500. I'm in southwest Florida.
    Jackpot - I was wondering where you're located and who moves yours?

    flowerlady I would check with mobile home finance companies, mobile home parks, retail and wholesale mobile home dealers. They all should have some homes available. or you can run an ad in the newspaper stating that you are looking for mobile homes in a certain price range and a certain year.

    Can't post the url here but if you go to the mobile home forum at ****This URL Not allowed**** and search the archives for repos you will get a list with the names, phone numbers and addresses. Maybe same thing in archives here but I haven't checked.

    This maybe a dumb question, but is there any real profit in a rehabing a mobile. I've heard of whole selling mobiles but not rehab? <IMG SRC="images/forum/smilies/icon_confused.gif">

    Both Conseco Finance and Oakwood Acceptance Corp have filed bankrupcy and had a ton of repos. Don't know how many they have left. They are pretty much wholesaling them to dealers at this point, but give them a call.

    Call your state manufactured housing association. Ask for a membership list. If they ask why you want it, tell them you are interested in getting into the business. This will give you a list of the active retailers, (dealers) communities, lenders and other players. Start visiting them, and ask questions. Your should be able to get the numbers to the lenders in the area and get the repo list from them! The other comments about gettng to know the managers are right on! Visit with them, and get to know them Sometimes doughnuts are very appreciated! Good luck!
