Does Anyone Rent MHs?

Lennyseleven profile photo

Does anyone here rent out MHs? Ive seen some parks do this and was wondering if it would be a good idea for an individual since you can buy them so cheap. But it seems like it would be hard to make a profit after paying lot rent and insurance etc.

Any thoughts are appreciated.

thanks
Nick

    RayLT,

    Glad to meet you.

In most states the Department of Motor Vehicles licenses Mobile Homes. So you can check with the DMV in your state and see what is required on a Bill of Sale to transfer the sellers interest to the buyer.

I have purchased Mobile Homes with just a Notorized Bill of Sale from the seller to me. Get a Bill of Sale from the seller and make the payments to the lender.

    John Merchant,
As a side note the Buyer was planing on staying in the MH Park at a rent of $200/month. I will make sure they know to talk to the MH Mgr first before buying.

MHPs have written rules, and they normally demand written applications and credit reports on ANYBODY living in their MHP...and usually forbid anybody renting any MH.

So YOU better have a talk with that MHP manager and get the details on what they allow before spending any more time on this.

I forgot.. Are Lonnie Scruggs books a good investment? Or buying the home study course would be a better investment?

    Hello,

Your question is so general it is pretty hard to answer. What you need to do is find mobile homes that are for sale in your area and check them out; get a feel for what a 5k, 10k, 15k, etc... mobile home looks like. Once you know what to look for; you will know when you find a deal.
