My hometown, Newville PA in Cumberland County, is holding their semi-annual tax auction on Sept. 22. There are dozens of mobiles w/ land available.
Does anyone know the title laws in PA regarding mobiles? Is the mobile titled seperately from the land?

Yes and no to your question.
Normally mobiles are licensed by the Department of Motor Vehicles (DMV) and the DMV also issue titles to the mobiles. So they can sit on land and still have a tiltle.
If the property and the mobile are financed together then they become Real Property and there is no title to the mobile, just the lenders mortagage on the land and mobile combined.
