Marketing Properties On My Website

Hi everyone. I had question that I was wondering if I could get some advice on. I am in the works of creating a site to advertise properties I will get under contract. My goal is attract only motivated buyers to this site. What I wanted to do is offer this service to other investors without them having to put money out first. I know there is alot of investors that tell people they will pay referral fees for finding sellers or buyers for a property . I was wanting to let other investors put there property on my site so that it gives the buyers more properties to pick from instead of a couple. In return if they sell the properties to one of my buyer I in return get a referral fee. My question is, would anyone be interested in that service and what would a referral price be from your point of view. I am not looking for investors and I am not asking for contact information I am just trying to find out if this is a good idea or a bad idea. Thank you

    The department of Real estate would be interested.

    Unless you have a Brokers license or a real estate license working under a broker you cannot be paid anything that would resemble a commission.

    To get around this you must charge a fee no matter what the outcome is and that fee must be reasonable to the nature of work provided.

    Now I know a lot of investors pay a finders fee of one nature or another I am just warning you to be careful not to solicit your services so outwardly.
