Making Contact With Out Of State Seller

Hi I was wondering if anyone could help me make contact with a seller that is out of state. I found a great property and noticed that the seller is in another state. The property is just sitting there vacant has been like that for 2 years. I'm not sure how I should word my letter. Can some one help me get a letter started maybe a few lines for a sample letter of your own if it ain't asking to much. Thanks in advance I hope I get this property.

    I'd check to make sure the taxes are being paid, then send a letter something like

    Dear <owner>,

    I'd like to buy your house. No, not the one you're living in, the one at <Address> in California. The one that's sitting empty, inviting vandalism, vagrants, and decay. The one that's costing you money month after month. I can take that liability off of your hands, and put cash in your pocket. Please call me at <number>; I'll even pay for the call.

    Thanks helpfullinvestor I checked and all taxes seem to be up to date. My biggest concern is the house itself. It's been sitting for over 10 years has a few broken windows. What do you think is the best approach a letter or a phone call? I just got their phone number.

    I'd give them a call, if the number's good. If there's any hope of a deal at the end of the conversation (and probably even if there isn't), you can follow up with a letter, "Good talking with you the other day, please call me if there's any way I can be of service" etc. It's going to be a lot more effective to have someone on the phone who can answer questions and talk about plans than it is to send a letter off into limboland and hope the phone will ring.

    Be sure to hand address the envelope so that is looks personal and not like junk mail.

    Also, use a personal name in the return address and not a business name...again so it does not look like junk mail.
