Inspection Costs

I just had an inspection done on a house that is closing in two weeks. The inspection came back with a list of 10 things. Most of them minor like replacing microwave light bulbs and socket covers. Is it normal for an Inspector to be this picky? And, we will, but do we always have to fix every last thing on his list? I always thought you would tell the buyer what you are willing to fix....Just looking for guidence.

    How issues arising from the house inspection are handled or negotiated depends on the wording of the home inspection provisions in the sale contract. Sometimes it's stated as seller will correct or issue credit to buyer for X$, buyer agrees to buy if repairs don't exceed Y$, "take it or leave it", etc. Any number of ways to handle the home inspection issues. Check the sale contract.

    As for home inspectors being picky, that varies with inspectors. They have to cover themselves with the buyer and point things out. All different.
