I Need A Mailing List Fast ( Central Florida)

paulmcconnon profile photo

I am going to do a mail out to houses within 2 miles of a house that I am putting up for lease option. I need a list to mail it to. I have had good results using this method before however I had a list on that one. Where can I get a list fast ( that excludes the county , 10 days)

to mail to?

Any tips would be appreciated.

Paul

The RealQuest Search feature I believe will let you pull properties within a radius. Find someone who purchased the two county RealQuest offer from CFRI. I doubt that many of the people who signed up for it use the full allotment each month.

Does the MLS iMapp tax roll feature allow you to create mailing label? It definately has a radius search feature. Ask a technically savy realtor.

You may also want to contact a local direct mail service. They will usually sell their lists, and can segment them for you.

    Just a thought.

Paul, I found how to do it no the MLSXchange. Contact CFRI and ask them for Brenda Grossnickle contact info if you want to know how or if you want me to send you the list. Provided the property is covered by the Central Florida Realty Association.

How do you approach a title company to get this list from them? is this the same as a pre foreclosure list?

When you call the title company ask for customer service...

Ask customer service for the info you want... just let them know you are direct mailing and you will want to use the 62 bar code....

They will furnish you the labels and bulk mail form... They will also be happy to supply the list on CD so you can install the list into a program or give it to your printer, most printers have the capability to adhere labels and send the mail for you, if you use a printer you may be able to use their mail permit and save some money . ...

When ordering your list remember that they can get fairly specific, so if you want to not waste mail on under 1 year owners you can ask them to remove those addresses...

You may want to drive to your bulk mail post office and get a crash course in bulk mail... They are very friendly and the relationship will go a long way. At that time you can pay for your bulk rate permit as well. They may tell you that a deposit is required which it isn’t however if your count is wrong on your mail when you take it in they will not send the mail until you give them more money and having a deposit on file saves time and an additional trip.

    Good Luck

Mtn wizard, a land trust / tax lease sounds like a good idea. I will look into it. I have since puchased lanlord Ins. and put this up for sale as a pckage deal to sale both units together. The unit next door was a rehab I completed and now is ready to rent/buy .
