Thinking outside the box lately, I happened upon a great idea. Lets respond to ads on Craigslist with a generic message, telling them that I am a private investor interested in their house...



They could then go to my website and fill out a form, and bingo, leads come in.



It worked!



In December, after sending about 1000 emails, and getting 40 filled out forms, there it was, a great deal. Fair market value $300k, she wanted $230k. After negotiating further, I purchased it for $200k, with $20k down, $60k owner carryback @7% and subject to the existing mortgage of $120k (I bet John Locke would be proud of one of his former students).



Does anyone else do this or have tried?

    In your response are you referring to the CAN-SPAM act which was set up to stop un-solicited e-mails?

    When someone advertises they have something for sale and someone responds via e-mail, which for all intensive purposes craigslist is set up in this manner. Would you explain to me what law has been broken?

    Whether a person responds to 1 or 1000 posters who are looking to sell their property, then the person responding has broken no law. Then I am astounded that door-knocking ever entered into the equation.

    Anyway, again I ask what state or federal statute has been broken?
