Marketing The CAP

I recently put a tenant in my house & land that has not sold, he is on a yearly lease , I would like to know how to figure out my CAP to help with the marketing of my property since it produces a great income now with the tenant in place. Anyone ? Thanks

    Yes, its a farm, very nice large brick home recently upgraded,a large barn with stalls and hay & equipment storage and 24.87 acres. Its $275 a month just to board a horse in the area! The lease is new and on a yearly with renewal. The tenant is single and has horses. He has already asked if we could go ahead and extend the lease. My attorney said to lease it for $200 more than what I did. Tenant had a high deposit of course plus his lease payment. Pasture acreage in that area is short also. I did have it appraised 2 and a half months ago. It also has a 4 yr old roof and a brand new central air unit. Thanks for any help/advice.

    Thank you both for replying. I did like my appraisal and it was comparable to others in a 20 miles radius. I did get a value of the barn, acreage and home. There is also about 4 acres that are wooded and excellent for hunting near a creek. As to why it hasnt sold, I expect because of the state its in (a go-zone) area and the economy plus being hard to get financed. I am marketing it under appraisal as I no longer live in that state and will not go back. The lease was my last option but I had a job in my other state and had to go. It is a great income producer and very nice place. Its on the major realtor site that the public searches on. Its also very rural and definetly a livestock place. I only asked about marketing the CAP to try to help me in getting it sold. Thank you for your advice and replies.

    Try this, Go to your Document file, click on Local Disk which probably looks like this. Local Disk (Csmile

    Then click on Windows, go to Fonts file and drag and drop your fonts into this file from your downloaded file. Done correctly they will show up in your drop down list of fonts in Word.

    You put the fonts that you downloaded into the "font" folder on the C drive. Then start Word, they should show up in your list of fonts available.

    what were the sites that you found the handwriting font? Which ones did you like more? Did they look like they were actually handwritten?
