Contacting Lenders For Default List

Anyone successful in getting default leads from lenders, thereby by-passing the registry notice and potential competitors (assuming you got it before it hit the registry? What techniques did you use?

Obviously you can't just call them up and ask, for who's behind on payments, since its confidential information and the homeowner still has time to pay (lenders don't want to upset the homeowner or break laws).

    I used to work at Countrywide Home Loans in the Payoff dept. for 3 years. They did not keep a list of defaults, but they did have everything on a AS 400 database system and it would give a code top flag which loan account numbers were currently behind.

    There is a REO dept where you can get a current list of REO properties. This would be easier to get.

    There is also a foreclosure dept. at Countrywide that would by able to look up all current F/C properties by zip, city, county or area or by name, street name or social number also. It's best to know a few friends that work at WAMU or CHL to e mail you the info you seek.

    That's what I have and will use contacts to help another investor.
