This has been asked many times. I would try the search functionality.

I went with ACT! Premium for Real Estate. I am customizing the fields to fit my prospecting scripts and using it to print my mailings then I file them to be mailed at a later date. On these dates, I take out the letters to be mailed on that date and I put them in an envelope and mail them.

I am not a paying member right now and I am wondering which software is most popular. (I need to pay to search). If any paying members or anyone have links to the most efficient software, that would be great.

I use different things to track my deals sometimes I use topr producer which is similar to act. OOriginally I used Fortunemaker but was very disatisfied with their support, service, and inability to give me up to date data.

We are going to give profitgrabber ($2500) a go and see if it works any better.

For our site www.homechamps.com I use a blend of Google tracking and ipowers.

I would probably discourage paying a lot for anything until you can verify that it works with and invewstor that you trust.

Stick with the simple like ACT or goldmine..

OMG Sharkbait is still around? I used to hang out with the guy that wrote that.

Best program by far? MS EXCEL. or MS ACCESS.

Randall just curious about how prospect grabber worked for you?

I have tried the profitgrabber and it has made me alot of money. I have also saved money and time which are some valuable components in this buisness.

To finally get something that is worthwhile is a relief. I called in to this number where they offered me a 3-day foreclosure bootcamp for free.

I would google it to see what sites come up. I use www.398mls.com but I dont know if they do IL (I am in FL). What you want to look at is what additional fees they charge, ie changes to price, or anything else, extra pics, extra services, etc. They are not all FLAT fees so make sure you look into it.

  • barnegatguy20th April, 2007

Try www.assist2sell.com flat fee some offices start at $2,995 depending on area.

Thanks for the info. I appreciate it.

It was quite a few years ago in Arlington VA. I used HelpUSell. I paid a flat fee under $500 for the MLS listing. The flat fee entitled me to an MLS listing, a lockbox, and an internet listing on the HelpUSell website. The HelpUSell folks took a picture of the property for the listing.

If I found the buyer myself, there was no sales commission. If the listing agent brought me a buyer, a full sales commission was due. It a selling agent brought me a buyer, I agreed to pay a 3% particpating agency commission.

A selling agent from a third party firm brought me a buyer, we were under contract approximately seven weeks after listing my property for sale and completed settlement 12 weeks after listing for sale. I paid the 3% commission to the selling agent. This timeline was average for MLS listed properties at that time.

We have several Brokers that will "flat fee" list for $250.00, payable upon the sale of the property, whether it is sold thru the MLS listing or others.

We pay the $250.00 just for listing and obtain courtesy comps and REO info as a fringe benefit. This is all possible when you establish a relationship with a Broker rather than use an internet service.
