The Scoop On Ben Innes-Kerr' Material

Hi;
Has anybody bought this program. It claims to offer tips that will make you a "Motivated Seller Magnet" but is is 500.00!!! Which is ALOT of money. Who has tried it and thinks it is worth it? I know I can get a lot a free ideas from this site but I am looking to fine tune my efforts a little more and want to know if the investment would be worth it.

    I purchased the program and everything seems good. It really changed my thinking towards marketing. I truly believe it is worth every penny although I haven't put what I learned to work as of yet.

    Next Monday I will start my advertising, test my marketing materials, and fine tune my marketing program for 3-4 months. I have just finished preparing my marketing materials.

    In this program, you will:

    1. Determine what differientiates you from your competitors and your target market.
    2. Use an automated screening process:
    -Ad's goal is to get prospects to call for more information with the use of a free report.
    -Free report gives prospects information on how they can sell their home quickly or how they can get rid of the bad situation they are in. It also tells the prospect about what you do, builds up your credibility, how you can help them, and how to contact you directly if they want to sell their home to you.
    -Use a toll free number: the advantages of this toll free number is that it has multiple extensions which you can use to test your marketing info.
    You will never get a busy signal. Just think what will happen after prospects see your cable TV ad and 100 of them decides to call your home number or cell number all at once. Will you lose some of these callers who could have been profitable due to a busy signal.
    Another advantage is that it records almost ever number that calls your toll free number even if the prospect doesn't leave a message. If too many prospects are hanging up instead of leaving messages, you may want to change your greeting.

    Overall the goal of this automated marketing system is to screen and separate the unmotivated sellers from the motivated sellers thus allowing you to spend more time in front of motivated sellers instead on the phone speaking and answering the same questions from every prospect that calls you from your marketing ads. For example, if a prospect calls and leaves his or her information for a free report and takes action as advised by your free report, you now have a motivated seller on your hands.

    Thank you for your thorough response. It gives me a lot to think about. It sounds like the program recommends good marketing strategies. Do you think that the marketing program is geared towards someone with a budget or is it mostly for someone who has a few hundred to advertise? In other words, will I have to spend 500.00 to get the program and another 500.00 to implement it?(this is your opinion of course, I won;t hold you to it!!! )

    It is geared for any budget from almost free (free publicity from press releases) to a few thousand dollars (billboard advertising). For example, you can mail out 400 letters to any sets of leads like expired listings, divorce listings, probate, etcetera for about $160. If you use the USPS, they can mail and print 1000 postcards for roughly 0.235 a card for a total of $240.

    Basically the program introduces several marketing methods that almost every one knows about. However it uses direct EMOTIONAL response marketing to increase your response rate. For example, his ads look like editorials with catchy headlines.

    Remember marketing is the one of the main keys to your business. You can know 1000 methods about acquiring and selling property or be the smartest investor in the world, but if you can't get in front of motivated sellers on a consistent basis you will struggle. So plan to invest some dough into your marketing plan.

    I plan to start off using $500-$600 a month towards my marketing plan.

    I bought the program - "enhanced" edition - and feel that the "regular" version (the one for about $400 - $500) is the better deal. Although I was promised a regular newsletter, and several "consultations", I am still waiting for the newsletters, and finally finding Ben's phone number took a couple months. That said, I think that he has a good grasp on the best methods for marketing your business. The video that comes with the advanced option is excellent - but how many time can you review a tape without nodding off? One more thing: keep in mind that he offers a generous return policy - at least as far a s "gurus" go. So give it a shot. One good deal brought to you through one of the cheaper methods could easily pay for more expensive methods for the rest of the year! Ciao. ==L==

    I know that it sounds like primative marketing and not in keeping with the more modern approaches to the mass market. But are you as a single practitioner capable of handling the enormous amount of response that you are attempting to achieve?

    Consider this. No mailings, no cards, no television, no radio no nothing.

    Your investment is in time. You only work a selected area of the city or county. You thus know everything as to value of properties, actions of local brokers, etc. etc.

    I buy the Defaults. I list them and then knowing everything about the property that is recorded. I go to the door and knock on it between the hours of 4PM to 6PM.

    I talk to the people and I merely inform that I am there to help them solve the problem in whatever way is best for them and of their choosing.

    I am really prepared to sell the property, buy the property, make an interim loan to cure the foreclosure, whatever.

    To start I think this is the best way to go.
    You are learning as well as serving. Your expenses are only as to yourself.

    Thanks guys. I still have not decided if I will buy the program, but you all have made valid points, especially Lucius's comment about my time being the most valuable resource and using that to my advantage as much as possible with my marketing efforts

    I ordered his stuff a while back and never got it.. I ended up having to cancel my order..

    Anyhow I do know a fellow investor that is using his stuff (managed to get it) and is having some success with getting people to call.
