Marketing For "Private Lenders"

I was wondering if anyone has done any type of marketing for private lenders. Specifically people who have money in investments elsewhere that could benefit from having a 9-12% interest rates on their returns (IRA's, etc). I have heard in the past you can't specifically advertise for lenders as it breaks SEC rules if you are doing it for a company. However, I have also heard if you are looking for "partners" on a specific property, it is ok. What I would like to do is send postcards to an area of town that is known for having a lot of doctors, and other high paid professions (a lot of disposable income) and solicit them to use their investments with our company on specific properties. I wouldn't use the money for random causes, it would be used specifically as a mortgage on a property I am purchasing. Has anyone used this method, and how well does it work, etc?
