looking for a parter to put up collateral for a proportionate piece of business

Hello, I am in the process of purchasing an established direct mail franchise. I have been approved for a loan of 1.3 million, parent company is saying I need a partner with collateral or co-signer for them - not for the bank. I am looking for a limited partner with an asset, who will put up the asset for a proportionate piece of the business with buy out clause. Any ideas? Suggestions welcome. 8-/
