I put a 75k property up for lease option asking for 4k down and 850 per month. A lady called with a lawsuit settlement check in her hand asking if she could put 10k down to get the lease payment down to 650 per month. Lickety split I knew what to do. She also asked if it would be ok if she paid an extra month rent in advance. She came with a cashiers check for 11, 300 and left with a lease for 3 years and an option to buy for 112k after 1 year with the price rising 1/3% per month for the other 2 years.
I am digging life.

    Good work...

    But how did you acquire that property to begin with?

    Did you own if for a while and decide to then lease/option?

    Or, did you walk into the deal with nothing, pick up the house wieht some clever tricks and then do theL/O deal?

    I bought it with conventional financing 15k down.

    I like the idea, nothing down and clever tactics and motivated buyer and make money for the next 3 years. I am working this as we speak.
