Lease Option Duplex? Can I Sell Both Sides?

OK I feel strange asking this question but did not find an answer online... Can I sell two sides to a duplex?

My reason for asking:

-Duplex asking price 315K
- 3/2 on each side
- current renters under paying $1,000 each.

Owner out of state and would consider lease option.

I'm thinking I would lease option for $2,000 per month from him and then try and sell each side on a lease option? Not sure if that is possible.

I'm not sure how to make this a deal or even try and evaluate.

Newbie investor trying to get over the hump of doing the "first" deal.

Any advice would be much appreciated. Thanks.

    You may get a different answer from someone else where there may be an exception for duplexes but here is my take on this.

    Your duplex is one parcel or one entity. In order to sell each half to different parties you will need to "subdivide" into two separate parcels. I am assuming that there are shared walls. It seems that a townhouse is the template for what you want to do.

    I am not sure how easy it is to do such a conversion, but most likely someone on TCI has done this and will be able to give you details. You might also run this by an RE attorney in your area. He/she will likely give you an hour or so of free time, particularly if they will do the legal work.
