  Take what you know and write it down. I am curious as to why you want to send to folks who might be interested in buying using this method. Every time I place an ad alluding to some type of creative financing available, I get at least 20 calls. Why not explain it over the phone, or meet in person? It would save a heck of a lot of time. Basically the highlights are, No Qualifying, low/no closing costs, accellerated equity build up, Lower downpayment, etc...

  Hi,
  
  I like your idea on tha package, don't quite understand why you would want to test it on buyers, I use one for sellers/pre-foreclosures.
  
  In my package I use a cover letter, introducing myself, and a brief explanation of what is inside the package and the reason for the package. (Actually it's binded booklet)
  
  In my package I have a Title for it....
  Something like "Inside secrets to selling your home" This is on the card stock cover.
  
  The following pages explain the stages of the selling process, foreclosure process or what ever you are trying to put together.
  
  I use BIG BOLD letter at the top of every page.... SO YOU WANT TO SELL YOUR HOME, then a description, next page is the same thing....WHAT MOST SELLERS DON'T UNDERSTAND and so on.
  
  My package is anywhere from 20 to 30 pages full of information, depending on who I am targeting. I also include a description of my services, and about me personally, my achievements and letters from past clients. I even include pictures in some of my packages. Again, it depends on what I am targeting... FSBO's, as I am also a REaltor or Pre-foreclsoures, or renters, or tired landlords.
  
  OH I got it!!! You are going to target Renters!!!
  
  My package works great in my area as I seem to be the only one who gives the people what they want, INFORMATION.
  
  I have mailed numerous cards and letters to people, but once I leave one of my packages on their door, I get a phone call from them almost guaranteed! Then I get the listing or the deed, 8 out of 10 times, again, depending on who I am targeting.
