    Hey Tim,

Why don't you send the payment to the lender directly? If the vendor objects, offer to send them monthly receipts of some sort to prove that you're paying.

I was thinking that I might have to do that. The seller's confort level w/ doing that was not outstanding. Thanks for the responce. Jim

Check with your accountant or a local CPA/accounting/bookkeeping firm. They would be familar with what you are wanting and might be interested in doing it. You may have to sit down with them and work a fee/payment as they probably don't have a "normal" cost for it.

I've called ans asked a company called North American Loan Servicing and they told me that they can handle options BUT I've haven't used them yet so research them till you're comfortable.

PM me if you need the email or phone.

The best way that I have found is to use a local bank and set up an escrow account with them.

It cost about $350 to set up the escrow and then a $50 renewal fee. If the banks are cutting checks every month instead of EFT, they charge a $5 fee per check!

    Best of Success!

North American Loan Servicing in CA handles thousands of accts just like this, and is run by Tom Standen, an "old school" gentleman of outstanding integrity and character.

Tell him John Merchant referred you. I'll certainly get nothing for referral but I do think the world of the guy and his services.

He has some accts for me now and I'm about to send him some more.
