How Would I Word This Ad...........

Looking for person (told not to use the word "partner"wink to borrow $8,000 to $10,000 (wouldn't want to say 'looking to borrow') from and then would be willing to pay them 12-15% interest secured by mortgage/2nd Trust Deed on the property. Interest only with principal due in 6 months or less.

I'm placing this ad in the paper today, but not real sure of how to word it exactly.....want a catchy ad to get y phone ringing, also something that sounds appealing .............any 'immediate' help with this would be greatly appreciated. Thanks so much in advance for all the help.

    Why not say looking to borrow??

    Try something to this effect:


    Sucessful real estate investor looking to borrow $10k secured by a 85% CLTV 2nd mortgage. Interest only payments with balloon in 6 months.
