I have a SF home in a great community within NW Houston. I am considering leasing this home as an executive lease rental fully furnished. Can anyone direct me to a marketing website or share any knowledge on how I go about advertising this property as such? grin

    On my options I use this clause. "Option consideration will be counted as downpayment toward purchase, if and when this option is exercised."
    The banks want to see this spelled out.

    Photocopy the payment (front and endorsed back), keep the bank deposit slip, and keep the monthly bank statement.

    Use it to your advantage. I have a haunted house that I just rent out, and it never stays vacant long. Haunted and cursed dolls sell like crazy on eBay.

    LeaseOptionKing has a good point, use the historical event as a positive selling point to the house, not a negative one. Obviously there is nothing wrong with the house, as you have lived there happily for X years. Dig up some more facts about the event and create a buzz about it!

    As far as the L/O with a pool...If you do decide to go this path, I would include regular pool maintenance and yard care into the lease payment.

    Thanks for all of your replies. After weighing the feedback we received here, we have decided to list with a realtor - someone who has a solid reputation and a good marketing plan and hope for the best.

    Lenders typically go by what was agreed upon in the Contract concerning the Option money (down payment or toward purchase price).
