Dont The Sellers Want There Money?

If i was going to sell my property to say move into a bigger house why would I want to do a L/O with an investor? I would want the money from selling the house to buy my next one. Or any other reason I would think most people would want to sell the house to get the money out of it. Anyone have any thoughts on this?

    Glad to meet you.

    I agree with you why would anyone want to L/O with an investor. However, I will still answer your question as to why they would.

    Ask any of the about 400,000 to 500,000 people who are in pre foreclosure if they could use some help with their situation and you will find the answer to your question.

    You are also assuming that people have enough equity to sell their house without coming out of pocket with money they don't have just to close on the house.

    The above are just a couple of reasons there are many more, but this should be enough for now.

    The way I look at it, each method of purchasing or taking over the property gives you one more arrow in your quiver, so you have numerous options to solve the seller's unique problem. I have been studying the L/O purchase, but plan on picking up John's course shortly to learn the Subject To method.
