Cashing Out At End Of L/O Agreement

I have a L/O deal under negotiations and I already have a buyer who wants to L/O the house from me. My question is at the end of the L/O with my buyer and they want to purchase, does the original owner of the house have to be there for the signing or can I just get him to sign a limited power of attorney where I can do anything pertaining to the property?

    have the owner sign the title over to you in the presence of an attorney the have the title held at escrow pending on you compling to contract completion.
