Anatomy Of A Lease Option Deal - "Step By Step"

Okay you L/O pros out there. A few of us newbies were wondering which of you wouldn't mind breaking down an L/O deal for us in a little more detail.

Now, everyone's steps to success are different, but would any of you like to give us newbies some detail that a "typical" L/O deal might involve?

Here's an overview of what we're looking for...something to set us in the right direction...
1) Find motivated seller
2) Make offer
3) If accepted, go to courthouse and do a title search, etc.
4) Sign L/O contract
5) File paperwork at courthouse stating that a you have interest in this property (Addendum of ?)
6)
7)
cool smile Sign tenant/buyer to contract
9)
10)

And so on and so forth...

This one might take you a few minutes, but those of us out here that are still learning will SURELY thank you for it!

Many of us have read the courses and read the posts, but if we could grasp the steps involved then I think, atleast for me, it would set us on a great path towards success.

    Wow!! Out of all the investors on this board, I would imagine at least ONE PERSON would've take a moment to SHARE their "how-to-approach(es)".

    I admit I'm a bit surprised. Guess the holidays may play a part in this post getting no response(s) outside of mine.

    I'm in the middle of TRYING to structure a L/O as of this reply and any additional information on which steps work best for others would be GREATLY appreciated.

    By the way I have read ALL of Peter Conti's/David Finkel's books on CRE.

    I would also recommend reading all the posts here in this forum as there are many responses to that same question thai I have seen in the few months I have been on here. Also check the archives for more info and just look throught every section this site has. I did it and I found answers to many of my questions.
