Advice In This Deal.

Hi I met with a seller today. She is going thru divorce, and is asking for $300,000. I checked the comps and its about worth that, I offered a lease option for 2 years and cash her out in the end. she said no, because the lawyer wants to get everything squared away. i mentioned a "subject to" sale with existing financing in place. I can maybe get her around $30,000 right now and cash her out after a period of time. Her current loan is 230,000 and monthly payment is 1700. My question is for seasoned investors or anyone with experience is there any other options on what I would have been able to offer her? Or any other avenues to make it more attractive and make it a win win situation? Any advice is appreciated and God bless.
