I am currently looking for qualified L/O buyers or those that might qualify for a no money down ameridream deal. I have an ad that is bringing in the calls, most of whom are unqualified. Anyone care to share ads that work for them?

    Unfortunately craigslist sucks in my area. But I heartily agree that a website is the way to go for screening for quality T/Bs.

    If craigslist is a no-go for your area you can accomplish much the same thing with yard signs that have only your website, no phone number. Anyone that sees it has to have internet access and enough know-how to get to it before they can get to you.

    they definitely have the money, but are a little hesitant on making a commitment and are going to try to get by with as little as possible down...yet, they really want the property. I needed to know what is standard and how not to lose my shirt over this.

    As much as possible! Typically 5 percent, but as you approach an asking price of $250,000 it will become more difficult, so for a quick process I usually start expecting only 3 percent at that point. Never ever ever accept less than 3 percent. And never ever ever act like you and the T/B are "friends." I sense from your Post that your have sympathy toward them. Always remember this rhyme, "Tenant/Buyers are liars."
