What Would You Do?

I have just negotiated a short sale. The lender gave me 2 weeks to close. Now the seller is in rehab, plus he had moved someone into the house before he went to rehab.

I have a buyer waiting to cash me out, but no one is the rehab center will let me speak to the seller.

Plus i have that squadder in the house. Should i call the police on him or what since i have the POA.

I believe that as POA, you have the right to buy and sell the property. What does your POA say? Have you tried giving the person living at the house some money to move?

You will have to find a title company that will let you sign as POA on the deed and the lender will have to let you sign as POA on the HUD. I have an acquaintance who always signs as POA on the HUD. The lender grumbles, but they allow it. But my acquaintance and I, always get the deed so the title company is not an issue.

The squadder is a bad man, that is why the owner went to rehab. He lost control, now he wants me to remove the headache.
