Quick Deed

My husband & I want to transfer 2 different properties to 2 seperate individuals at death. I was told that by filing a Quick Deed, the transfer can happen and probate will be avoided on these properties. I was also told we can withdraw the Quick Deed if we wish to sell the property before death. Is this true? We live in Florida, with one of the properties in NY. We do not want to set up a trust. Please help! :-?

"Quit claim" is I think what you're referring to.

Once a deed is record it can not recinded. Another ded can be record but that would have to be executed by the grantees of the deed.

This sould better address by a surviorship or a living trust / will.

Also check out the tax consequences of this deal.
