Please Help With Contract.

I am getting ready to purchase a assignable contract from a private party on a not yet built yet condo. The contract reads that the purchaser has the right to assign this contract prior to closing to a buyer with intent to use the property as a primary or secondary residence. My question is Can I purchase this contract and in a few months sell the assignment? Thank you
