  Thanks for the comments. Although I agree that Title Insurance is a scam, However, I end up buying Title insurance even when I am paying cash. I have always believed that it would be more difficult for my end buyer to purchase the property and get his or her own title policy if I did not maintain a policy for the period in which I owned the property.

  Sounds like a good question for the CPA as it really sounds like a tax issue.

  What would happen if we used a quit claim deed to transfer into my name?
  
  Would this resolve some of the tax issues. Also, she has not had the property for vey long at all. It should be worth roughly what she paid for it.
