Moving Out

I have good tenants who have reqested to move in the month of May, his lease is up on the 31st day of May, we require a sixty day notice of intent to move but was given a thirty day notice. What is the most fair way to handel this? I have someone who wants to move into this town house 7/1. Do i just eat the month of June or should the tenant moving out on short notice be penalized and if so how ?

    Keep in mind you would normally have to give yourself 2 weeks to clean and prep the house for the next tenant.

    If you have a good tenant lined up for July - you are only really losing 2 weeks - I would be happy and part on good terms.
