How Soon Before AUCTION Can I Purchase DIRECTLY From Owner?

In New York how soon before the day of the "auction" can i purchase property directly from the owner? (Not from the bank)

The day before?
One week?

Is there a law or a reason why this wouldn't be possible?

    Anybody could deal with the owner up until his cutoff time just prior to the foreclosure...whatever that is in NY.

    Isn't NY a Judicial Foreclosure state, where the bank or lender has to first obtain a court judgment giving them the right to foreclose? This should give you a lot of time to deal with the owner, considering how long it takes anything to get to court in NY.

    Suggest you call on one or two of the foreclosures you see posted in the newspaper, and you should be able to get a lot of good info from the pros doing these in NY.

    Yes in new york foreclosures can take up to a year typically...

    so my question is: How soon before the DAY OF AUCTION can i really purchase the home from them? (or what is the fastest time frame it is possible to purchase a home?)
