if a tenant voluntarily leaves after vacate notices does the landlord still need to file eviction notice with county?

    I am not sure what applies where you are, however, in all of my property locations there is first a pay or quit notice. In most states this is a 3-day or 5-day notice. If your tenant vacated then you have posession of the property and you need do nothing more. If not, the next step is a law suit to obtain posession. In CA this is known as an unlawful detainer. This is filed with the county and the tenant may or may not answer the suit. If the suit is unanswered then you win by default. If the tenant answers, then a court date is set.
