Eviction Process
What do landlords do if the tenent paid only half the rent this month and are 15 days late paying the rest? Husband went tojail for 18 months and wife was unprepared for coughing up the whole rent on her own but says she can do so from here on out, just not this month when it was unexpected.
What is the time frame to eviction in Denver, CO from the first certified letter notice I mail her?
What does your loan say with regards to triggering a due on sale clause if you make this transfer? Is this a single member LLC? Have you thought through whether this will trigger either real estate transfer taxes or a possible reassessment of your property taxes?
Why do you want to do this?
If you want to purchase the duplex, have the LLC do it and you can simply co-sign thus getting rid of the quit claim issue.
Get a lawyer now! Next lawyers get paid big bucks to scare people and most are good at what they do. With that said remind the lawyer he is not a judge and that what he is saying is just his thoughts. You will need to do a lot of leg work and such. Good luck.
