Adding Wife To Be To Title

How do I add my fiance to my title??? Is it just a quit claim deed??at the COunty courthouse...she got a govmt job . The gov is willing to buy our home if it doenst sell in time of our move but she has to be on title, so theyre kind of upping our timetable a bit but if theyll buy the house and pay closing costs its worth it. Thanks.

I know a warranty deed is better all around but if Im just adding her name to mine would it make a difference on the type of deed?? I currently have a warranty deed.

A QCD is absolutely as good as WD in this situation...but I'd add a word of caution.

I've seen too many deals where owner gave deed for half interest to a 3d party (wife or husband-to-be) before they were actually married, then had a separation or split and found themselves in a losing position because they had given away property (to a now unfriendly or hostile person) and couldn't get it back without a heck of a fight.

So I think I'd execute a QCD but leave it with my lawyer/escrow www.co.to record & deliver only IF & WHEN the marriage took place...and if it never did, then the deed was simply never delivered to the ex-fiancee and the problem is avoided.

well that makes sense. The reason Im doing this is cause I need her name on the deed for the govmt to buy my house. Im having her sign something stating although she appears on the deed she cannot receive any $ from the sale proceeds, blah blah..and she agrees its a good idea. What a girl.
