Selling Heavy Industrial Property With Tenants In It
Ugh! What to do, what to do?? My tenants lease expires the beginning of next month and I am batting around the idea of selling because of the potential profit to be made. Should I comprise a month to month lease (not to deter potential buyers) or keep it as is, One Year Contract? Thanks for your help

Who knows how long it will take to sell? I would go with the one year lease....
Need more info. What state are you in? Does the tenant want to stay? You could do a one-year lease with a 90 day cancelation clause if you sell. You might even go to tenant and offer to sell it to them
Longest lease possible - then sell. - No ten year lease, then call me - I will buy...

If your building is special use, (heavy industrial) why would you NOT want to long term lease? You will have a larger pool of potential buyers if you include investors, not just end users.
