In your topic "Multi Family/Mobile Home Parks" ... I recommend to drop the "Multi-Family" and Add "Mobile Home & RV Parks"
"Multi-Family" is duplicated in the topics of "Apartments" .... "Condos".

Ok, so I got it down to 9, grouped in two groups
By Property type:
1) Multi Family/Apartments/Mobile Home Parks/Hotels
2) Retail/Shopping centers
3) Industrial/warehouse/self storage Property Forum
4) Gas stations/convenience stores/Laundromats
By "function"
5) Community Planning (government relations/zoning/enviornmental/raw land)
6) Building(Construction)
7) Property management (tenants, toilets)
8) Changes of use-(Condo Conversions, Lofts, commercial to residential, Churches/schools to whatever)
9) The Art of the Deal (structures, negotiating)

You are asking about "Commercial" topics
"Mobile Home and RV Parks" are commercial investments as part as a business.
"Residential" still falls into "Condos" and "Apartments", "Multi-Family" (2-3-4 plexes).

Multi-family is residential and consists of Apartments & Condos
Zoning, Environmental, Changes of Use, Condo Conversions, Property Management, Building, Developing are both residential and non-residential
There are many categories that go under Commercial AND Residential. But in our case on TCI, we are separating what the use of the property is for.
Is it for residential purposes or is it for commercial purposes.
I would make this division around multi-family and Apartment Complexes.
The person who is interested in purchasing Apartments Complexes, isn't the same person interested in purchasing an individual Single Family Home.
This is what the difference will be on TCI.

I brought up the info about Mobile Home & RV Parks because on one post Joel thought I was referring to just the individual mobile homes (residential as he lablelled it).
But I was referring the the commercial side as a business for the park owner and buyer as an investment (which that is what Joel was asking about "Commecial Investing ..." )
Since there are other important issues that also should require a forum ... I do realize that some grouping within each topic will be necessary. I still would like to see the Mobile Home & RV Parks rather than what is currently titled ... "Multi-Family /Mobile Home Park".

The question is not what we are going to have on there,
Multi-Family /Mobile Home/ RV Parks
It is more of a question, what part of the site are we going to have it on. The New Commercial TCI website or the old Residential TCI website.
