Where To Find Reliable Sales Comps For IL?
IL county recorder's office has really bad records. for one thing, it takes a while for them to update anything. another, is that most of their records don't provide bedroom/bathroom/sq ft/lot size information which makes doing sales comparables on your own virtually useless.
is there somewhere out there i can get reliable sales comps without using a realtor or appraiser?
I've even tried SiteXData which charges $80/mth but unfortunately their data is directly from the county recorder and thus, has incomplete data.
Aurora has a website where you can look up real estate stats. You punch in address, owner, or pin. You can look up 100 - 1000 Easy Street, then go down the list lookiing for those with comperable sq. ft. and then look for those with recent sales. Then you go to Mapquest and look for neighboring streets and go through the process again. I tried to put the link to the site but couldn't do it for some reason. Good luck!!! It's a great resourse to have.
There are other pay services, but all in one way or another pull from the recorder. Garbage in/ garbage out.
Try building a relationship w/ an apprasier or re broker who can scan the mls for recent sales.
